Because the area is so popular, it has become very cosmopolitan with many languages being spoken, almost everyone is catered for, so no need to worry if you do not speak Spanish when you first get here, although learning a little of the language will help you to integrate.

A SIMPLE GUIDE TO PURCHASING PROCEDURE IN SPAIN:-

Having found the right property Euro Villas will assist and guide you through to the
completion.  This is quite straight forward and in many ways easier than in the U.K. if
you take a few simple precautions. 

Always seek legal advice, preferably from locally based Spanish solicitors, most now
speak English, Euro Villas can suggest two or three who regularly assist our clients,
(remember you would never buy a property in U.K. without a solicitor!!!).

The contract of COMPRA/VENTA:-
A document signed by both vendor and purchaser agreeing the purchase price, the
payment schedule and completion date, it should also state that the property is sold free
of all encumbrances and charges of any kind, your solicitor should check this contract
prior to your signing.

The Notary (El Notario):-
Your legal advisor prepares the new Title Deed (Escritura) which is signed by both
parties and legalised with the signature of the Notary.

Land Registry (Registro de la Propiedad):-
After notarising the new title deed it is forwarded to the Land Registry office. 
At this stage you receive a copy of the Escritura (Copia Simple).

Charges:-
These do vary in different areas, so the following should only be treated as a guide:-
If you are taking a mortgage allow +/-10% as a mortgage document is also legalised by
the Notary and must also be registered separately with the Land Registry.
If you do not require a mortgage allow +/-8%.
These figures would also include your legal advisor.

If you have children, the state education system is accustomed to taking in students who do not yet speak Spanish and help is given accordingly.  Alternatively, there are several private schools where subjects are taught in English.

If you have more leisure time on your hands, there are plenty of activities to fill your time; for example, there are seven excellent golf courses, bridge clubs, amateur dramatic groups and several of the local cinemas show the latest films once or twice a week in English.
